Investors have thrown the commercial property rule book out the window, and it’s up to the big real estate managers to adjust.

A-grade is no longer A-grade as far as investors and valuations are concerned. Prime is prime for write-downs, particularly in the office sector, where properties are selling at 10 to 20 per cent discounts to book values.
